The City of Asbury is updating the Zoning Ordinance to better reflect the community’s existing needs, to work towards the shared community vision of long-range goals and objectives for growth and development, and to comply with recent changes in state law.
What is a Zoning Ordinance? It is the City Code, or local law, that divides the community into compatible districts, or zones. Its purpose is to promote the health, safety, and general welfare of the community. It has two parts: the text (regulations) and a zoning map.
The Zoning Ordinance would regulate land uses in agriculture, residential, office, and commercial districts: the permitted uses of land and buildings, the intensity or density of those uses, and the size and placement of buildings on the land. The ordinance also would regulate signs and off-street parking. The ordinance describes administrative procedures for review and approval of projects and for enforcement of zoning regulations.
The zoning map shows the boundaries and labels of the recommended zoning districts. Every parcel of land is identified as being in one zoning district. City staff and officials, landowners, residents, and developers can all refer to the map to determine how a particular parcel of land is zoned.
